School of Real Estate Cancellation Policy:
The Outer Banks
School of Real Estate has never canceled a Post-Licensing course in six
years of operation. Students will be given a ten day notice prior to
the first day of class in the event cancellation is necessary.
Students
can count on the school to help meet their deadlines.
Post-Licensing Courses are required to reach full broker status in North Carolina. Outer Banks School of Real Estate Post-Licensing consists of three 30-hour classes for a total of 90 hours of coursework. The Post-Licensing Courses cover advanced topics relating to North
Carolina real estate including the seller's side of the transaction,
buyer's side of the transaction and property management.
Post-Licensing Overview
Prerequisite: A North Carolina Provisional Broker license issued after October 1, 2005. Students must present evidence of meeting this prerequisite at registration or on the first day of class.
After receiving a Provisional Broker license, you have three years to complete the three Post-Licensing courses.
The three courses may be taken in any order but must be completed one at a time.
The first course must be completed within one year of receiving a Provisional Broker status in order to remain active.
A minimum of one 30-hour course per year is required until completion.
Students earn a certificate upon completion of each course.
No state exams are required.
All three courses are taught from the same book (NCREC Real Estate Manual).
Cost of Post-Licensing Courses
$225 per course
NCREC Real Estate Manual: $50 (available from instructor or may be purchased online)
NCREC CD: $25 (available from instructor or may be purchased online)
NC Broker Post-Licensing Courses
Course #301: Relationship & Responsibilites
A 30-hour course required for all new licensees by NCREC.
Instructor takes students through the process
of listing a house with a seller, including responsibilities, forms, law
and contracts.
The course delves into specifics of review of
agency relationships in real estate transactions and a real estate
agent’s legal duties to clients and customers, a step-by-step review and
discussion of the functions and responsibilities of an agent when
working with residential sellers and buyers, a review of issues
associated with agent compensation and agents changing firms, and a
review of license status and education issues.
Course final exam required. No mandatory state exam.
Certificate earned upon completion.
Class meets for 8 hours including lunch hour, one day per week for 13 weeks.
Course #302: Contracts & Closings
A 30-hour course required for all new licensees by NCREC.
Instructor takes students through process of Buyer Agency, including responsibilities, forms, contracts and law.
The course specifically delves into basic
contract law concepts, real estate sales contract preparation, sales
contract procedures and closing statement preparation, and real estate
license status and education issues.
Course final exam includes a HUD-1 closing. Course final exam required. No mandatory state exam.
Certificate earned upon completion.
Class meets for 8 hours including lunch hour, one day per week for 13 weeks.
Course #303: Selected Topics
A 30-hour course required for all new licensees by NCREC.
Instructor covers topics not covered in first
two post-licensing courses including Fair Housing, commercial real
estate and property management.
The course specifically delves into commercial
real estate brokerage, residential property management, land use
controls, loan fraud, license law issues and case studies, fair housing,
establishing a brokerage firm, and manufactured and modular homes.
Course final exam required. No mandatory state exam.
Certificate earned upon completion.
Class meets for 8 hours including lunch hour, one day per week for 13 weeks.
